One of the most difficult parts of commercial real estate marketing is to decide on a marketing budget.\u00a0 Should you go high, low, somewhere in-between?\u00a0 Let\u2019s discuss several commercial real estate marketing tactics that are the best bang for your buck.\u00a0 It\u2019s one thing to be cost-conscious quite another to be overly cheap.<\/p>\n

1. Content is Still King.\u00a0 <\/strong><\/p>\n

Disney didn\u2019t mop the floor with its competitors by accident.\u00a0 They know content is money.\u00a0 In 2017 they began buying every decent character franchise on the market.\u00a0 Business-to-business marketers have also caught onto this trend.\u00a0 77% of B2B marketers use content marketing.\u00a0 Not only is content marketing effective \u2013 it\u2019s cheap.<\/p>\n

Social Media (FREE to $$).<\/strong>\u00a0 I know you\u2019re sick of hearing about Social Media marketing, but it\u2019s time to AT LEAST half-ass it.\u00a0 Get yourself a FREE Hootsuite account<\/a>.\u00a0 And easily manage 3 social media profiles with one click.\u00a0 Spend some time on Monday morning setting up posts for the rest of the week.\u00a0 This is will cost you about an hour of searching news articles on on the web per week.\u00a0 It\u2019s not a lot of work to simply stay active.\u00a0 If you want to enhance your social media message, consider hiring a part-timer or a remote freelancer to comment on posts, like related articles, and post up-to-the-minute information.<\/p>\n

Blogging (FREE to $$).<\/strong>\u00a0 It\u2019s hard to find a real estate writer, but impossible to find a commercial real estate writer.\u00a0 In the world of commercial real estate writing it\u2019s me<\/a> and John Highman<\/a>.\u00a0 That\u2019s it.\u00a0 But don\u2019t lose hope!\u00a0 You can find real estate writers to write your company or personal blog, just be aware that you\u2019ll need to edit.\u00a0 A residential writer uses different terms:\u00a0 Mortgage instead of Loan; Rent instead of Lease; MLS instead of literally anything we actually use.\u00a0 But it can save you a lot of time and effort editing an already created article if writing on a blank page doesn\u2019t suit you.<\/p>\n

Email Newsletters (FREE to $$)<\/strong>.\u00a0 Mailchimp<\/a> offers a free account where you can build and send newsletters and announcements to 2,000 or less contacts.\u00a0 It\u2019s easy to build a nice looking emails \u2013 with the drag and drop builder.\u00a0 And you can integrate your website into a Mailchimp account for 100% automated data entry.<\/p>\n

Videos (Free to $$).\u00a0 <\/strong>Videos are beginning to rank and dominate the world of online content, and it\u2019s time we got onboard.\u00a0 WeVideo<\/a> is a cheap video editor that anyone can figure out.\u00a0 YouTube<\/a> is free, but can be annoying with bombarding your audience with ads.\u00a0 To get around that, a Vimeo<\/a> account is reasonable, if you\u2019re sticking with the bottom rung plans.\u00a0 Either way, getting you content on video is becoming a huge part of marketing.<\/p>\n

eBooks ($$$)<\/strong>.\u00a0 One of the easiest ways to convert a website visitor to a lead is to offer an ebook.\u00a0 You see these everywhere \u201c10 Reasons to Buy Gold.\u201d\u00a0 Fill out a simple form and BAM, you get an instantaneous PDF full of useful information.\u00a0 Getting a writer to create one for you will cost big bucks, but I provide 4 ebooks<\/a> to choose from with purchase of a website.<\/p>\n

2.\u00a0 Website.\u00a0 <\/strong><\/p>\n

Here\u2019s a hard truth.\u00a0 If you\u2019re not online, you don\u2019t exist to people 40 and under.\u00a0 Let\u2019s face it, most clientele in the commercial real estate world are getting ready to retire.\u00a0 Sure, they\u2019re cashing out their assets, but they\u2019ll eventually move on, leaving you clientless.<\/p>\n

Website Design ($$$$).\u00a0 <\/strong>Yes, you can get a crappy website working on Wix<\/a> for cheap, but it NEVER looks like the examples!\u00a0 Here\u2019s where I\u2019m telling you to spend the money A) Because I\u2019m a website designer<\/a> and I want you to hire me! \u00a0Seriously though – \u00a0B) You\u2019ll regret that $300 website designer.\u00a0 Do you know how many calls I get saying \u201cI paid someone X for a website, is it salvageable?!\u201d\u00a0 The answer is ALWAYS no<\/strong>.\u00a0 I mean\u2026always.\u00a0 They use some crazy off-brand template that\u2019s twitchy and lost support back in 2010 \u2013 it\u2019s madness.\u00a0 The internet is dark and full of terrors.\u00a0 Don\u2019t cheap out.\u00a0 Please get a good website designer<\/a>.<\/p>\n

SEO ($$$).\u00a0 <\/strong>SEO is a tricky mistress.\u00a0 You can get my business partner Peter Mahoney<\/a> to do a one-shot SEO cleanup of you website.\u00a0 If you\u2019re not afraid of a little SEO work yourself, SEM Rush<\/a> is my number one choice for up-to-date and quality performance evaluations.\u00a0 Personally, I think the lowest plan is adequate for a single company.\u00a0 The higher plans are for SEO companies that are white labeling reports.<\/p>\n

Pay per Click ($$$).<\/strong>\u00a0 If you think SEO is tricky, try your hand at Google AdWords.\u00a0 It\u2019s a nightmare!\u00a0 I suggest reading as much as you can on the subject before you try it out.\u00a0 Grab a book, or check out PPC Hero\u2019s blog<\/a>.\u00a0 You\u2019ll need a lot of information on how this works before you start.\u00a0 The last thing you want to do is throw your money into a bottomless hole.<\/p>\n

3. Advertising<\/strong><\/p>\n

LoopNet Ads ($$$$).<\/strong>\u00a0 If you have the money to spend, a banner ad on the top of their weekly newsletter runs around $2k per week.\u00a0 It boasts an average of 400 click-thrus, so maybe it\u2019s worth it?\u00a0 If you\u2019re looking to boost your clientele in a short burst \u2013 give LoopNet Ads<\/a> a try!<\/p>\n

News Funnel ($$$).<\/strong>\u00a0 For quite a bit less money, News Funnel also has many readers but will run you less than $300\/week for an ad.\u00a0 If you\u2019re trying to get rid of a pesky listing, or advertising your eBook, News Funnel<\/a> would be a great place to do that.<\/p>\n

Big Boys Blast ($$).<\/strong>\u00a0 One of the best bangs for you buck!\u00a0 Big Boys Blast claims 128,000 emails in their database and it\u2019s less than $100 to email to the entire list.\u00a0 Advertise your services, or a problem child listing in a one-shot package with Big Boys Blast<\/a>.<\/p>\n

Property Blast ($$$).<\/strong>\u00a0 A bit more expensive than Big Boys, Property Blast does the same thing \u2013 emails to a database of 90,000, starting a little over $100 per email.\u00a0 Check out Property Blast<\/a>.<\/p>\n
