2023 isn\u2019t like anything we\u2019ve seen in recent years.\u00a0 We know deals are being made, we\u2019ve seen the press releases, but it looks like they are being made by big brokerages with tons of advertising and spending power.<\/p>\n

How does a small brokerage compete in this tough market?<\/h2>\n

 <\/p>\n

I\u2019ve been working with a lot of agents this year that have been on the brink of giving up.<\/p>\n

Their problems sound like this:<\/p>\n

\u201cI have buyers but no deals.\u201d<\/p>\n

\u201cI can\u2019t get my foot in the door of the industry I want.\u201d<\/p>\n

\u201cI do NOT want to switch to tenant representation.\u201d<\/p>\n

This market is becoming odd.<\/p>\n

Pointing at the market and saying, \u201cyou\u2019re wrong\u201d is a fool\u2019s errand.<\/p>\n

Instead, let\u2019s change our behavior.<\/p>\n

In 2023 our problems are flipped.\u00a0 <\/strong><\/p>\n

The first time in decades, people are reluctant to sell. When your problem is flipped, it\u2019s time to flip your script.\u00a0 Instead of focusing on buyers, we\u2019re focusing on sellers.<\/p>\n

Step #1<\/strong> – Find property owners in your area.\u00a0 You can do this with Reonomy<\/a> or your local records department.<\/p>\n

Step #2<\/strong> \u2013 Create a video discussing the property and how much you think they can list for.\u00a0 Give a price range based on comps, no need to do a full assessment.\u00a0 This is a pre-assessment.\u00a0 Explain how you can make this sale easy for them.\u00a0 Talk directly to the owner of the property about their property.<\/p>\n

Note that this video can hit any message you want \u2013 explain benefits of sales\/leasebacks, explain off-market deals with your buyers, explain how other buildings in the area are going for X amount, explain what you do differently to fill vacancies.\u00a0 The more specific you can get the better it will work.<\/p>\n

Step #3<\/strong> \u2013 Send a text message with an unlisted YouTube link<\/a> so they can view your \u201cpre-assessment\u201d.<\/p>\n

Note: If the cell phone number is not available, you use email (if available), direct message with social media, or print a letter with a QR code<\/a> that connects to your YouTube video.<\/p>\n

Results we\u2019re seeing:<\/strong><\/h3>\n

Agents and brokers that have used this strategy have seen major upticks in the number of contracts they are signing.\u00a0 And not just from the people they have texted, but referrals from those leads.<\/p>\n

The CRE agents have been witnessing, \u201cMy friend sent me your video, I want a pre-assessment on my property too.\u201d<\/p>\n
