Let\u2019s breakdown what exactly we need to get started.<\/p>\n

 <\/p>\n

#1 Start with a Lead Magnet (Sales Vehicle)<\/strong><\/h2>\n

A lead magnet (for those of you who are my age, we used to call them \u201csales vehicles\u201d) can be anything you give away for free to get someone to contact you.\u00a0 Lead magnets can be a free consultation, eBook, checklist, cheat sheet, workshop, slide deck, online course, assessment, etc.\u00a0 The sky is the limit!<\/p>\n

\u00a0<\/strong><\/p>\n

How to Create an Effective Lead Magnet<\/strong>.<\/p>\n

Your clients have objections.\u00a0 What are the most common ones?<\/p>\n

 <\/p>\n

\u201cThere are no good deals in <city> anymore.\u201d <\/em><\/p>\n

Create a map with highlighted neighborhoods and make a pop out of some comps of what\u2019s sold \/ leased in the area.\u00a0 Your goal is to prove there are good deals in THESE areas.<\/p>\n

 <\/p>\n

\u201cIt\u2019s not a good time to sell property.\u201d<\/em><\/p>\n

Create an eBook on how a sale\/leaseback, off-market sale, or 1031 exchange might be the answer (or whatever service works best in your area).\u00a0 Add a checklist so they can make sure they have everything ready for a fast transaction.<\/p>\n

 <\/p>\n

\u201cIt\u2019s not a good time to buy property.\u201d<\/p>\n

Create a video series or pitch deck on how to evaluate the purpose, location, condition, and projected growth of a property.\u00a0 Add a Google Sheets document on how they can calculate profit potential.<\/p>\n

#2 Distribute your Lead Magnet to Warm Audiences <\/strong><\/h2>\n

Don\u2019t over think it, just try it.<\/strong><\/p>\n

People get in their own heads about lead magnets. They\u2019ll spend time wondering if what they created will work, only to shove them away, never actually putting the lead magnet to the test.<\/p>\n

You won\u2019t know if your lead magnet works if you NEVER try it!<\/p>\n

 <\/p>\n

Start small with current clients.\u00a0 <\/strong><\/p>\n

Send an email to your network of current clients and prospects, offering your lead magnet.\u00a0 Don\u2019t attach it to the email, ask them to reply or call for the resource<\/em><\/strong>.\u00a0 You\u2019re testing engagement.<\/p>\n

If you get 10% or more, give yourself a high-five.\u00a0 Your first draft is working!<\/p>\n

 <\/p>\n

Listen to any follow up questions after distributing the lead magnet. <\/strong><\/p>\n

If you\u2019re hearing objections on top of the lead magnet, think about ways to solve those new objections with either, adding info to the current lead magnet or creating another lead magnet.<\/p>\n

You can bundle together multiple lead magnets to create an amazing, free offer.<\/p>\n

 <\/p>\n

#3 Distribute your Lead Magnet to Cold Audiences <\/strong><\/h2>\n

Cold audiences are different than warm.<\/strong><\/p>\n

Cold leads are notoriously hard to convert into sales, so don\u2019t expect the same open rates or request percentages that you had in your warm audience tests.\u00a0 It\u2019ll likely be a tenth of those numbers.<\/p>\n

Distribution ideas<\/strong><\/p>\n

You can offer your lead magnet in calls, emails, text messages, social media posts, direct messages on social media, networking, etc.\u00a0 Ask them to contact you for access to the lead magnet to get a conversation started.<\/p>\n

#4 Build a Sales Funnel with your Lead Magnet <\/strong><\/h2>\n

Let\u2019s talk about how you can scale your lead generation by using your lead magnet.<\/p>\n

 <\/p>\n

Note, you\u2019ll need a website to build a 24\/7 lead funnel.<\/strong><\/p>\n

    \n
  1. Build a landing page for your lead magnet (or bundle of lead magnets).<\/li>\n
  2. Build a \u201cthank you\u201d page where your lead can download all the lead magnets.<\/li>\n
  3. Build a contact form that will send people to the \u201cthank you\u201d page and place it on your landing page.<\/li>\n
  4. Connect that contact form to a system like Mailchimp that will automatically send a series of welcome emails and add the contact to your newsletter.<\/li>\n
  5. Keep in touch with your lead overtime with a newsletter to ensure you\u2019re top-of-mind when they are ready to buy.<\/li>\n<\/ol>\n

    Give yourself a high-rive, you\u2019re done!<\/strong><\/h2>\n
