Email marketing can be a powerful tool for commercial real estate professionals to reach their target audience. With the right strategy, you can engage with potential clients, build relationships, and ultimately close more deals. Here are some tips on how to effectively use email marketing strategies in the commercial real estate industry:

#1 Build a quality email list.

Start by creating a list of contacts who are interested in commercial real estate. You can gather these email addresses through a lead generating website that automatically connects to your email marketing platform (like MailChimp [affiliate]).

*Make sure you have an opt-in checkbox on your forms to get permission before adding someone to your list to comply with best practices.

#2 Segment your email list.

Not all contacts have the same needs or interests. Segmenting your email list allows you to send targeted messages to different groups. For example, you can create separate lists for owners, investors, landlords, developers, tenants, brokerages, real estate agents, etc.. This way, you can tailor your email campaigns to their specific needs, increasing the chances of conversion.

#3 Create compelling content.

Easier said than done! But if you’re stuck for ideas, start with the objections you’re consistently hearing. “There are no good deals right now!” You can take this objection and turn it into a great piece of content where you provide comparables of commercial property sold in different areas, press releases of buyers and their deals, and other opportunities that you’re seeing in your local market. Tackling objections can be a great place for brokers and agents to start when creating content.

#4 Personalize your emails.

Addressing your recipients by name and sending personalized emails can significantly increase engagement. Your email lists should be saving this information – like first name, so you can use it in your emails. MailChimp [affiliate] is a cost effective marketing platform that has this ability.

#5 Use direct subject lines.

In my travels, I’ve found that the more direct the subject line is, the higher the open rate. For instance, “2,000 SF Medical Office in Downtown Chandler” does better than “Amazing Medical Condo in Revitalized Area”. Generate leads with short, to the point subject lines.

#6 Optimize for mobile.

47% of people use their mobile to check their email. Ensure that your emails are mobile-friendly before you broadcast them to your list. Marketing platforms like MailChimp [affiliate] will do this for you in their pre-made templates.

#7 Include clear calls to action.

Every email you send should have a clear call to action (CTA). Whether it’s inviting recipients to schedule a property tour, download a report, or contact you for more information, make sure your CTA stands out and is easily clickable. I personally like a link directly to my Calendly.com scheduler so people can schedule a call or Zoom directly.

#8 Measure your results.

It’s crucial to track the success of your email marketing efforts. MailChimp [affiliate] provides the open rates, click-through rates, and conversions. This data will help you understand what is working and what needs improvement, allowing you to refine your email marketing tactics as you go.

#9 Test and optimize.

Don’t be afraid to experiment with different email formats, subject lines, CTAs, and content. I like to conduct A/B testing to compare the performance of my subject lines before I send out the main email. As time goes on, you’ll get better at refining your email strategy and continue to improve your results.

#10 Stay compliant with email marketing laws.

When using email marketing, be sure to consider current laws to avoid any legal issues. Ensure you have permission from individuals before adding them to your email list, and an easy way for recipients to unsubscribe from your emails.

By following these tips, commercial real estate professionals can effectively use email marketing to reach their target audience, build relationships, and close more deals.

Kick your email game in gear by getting a lead gen website.  A website created for lead capture will take your leads and automatically add them to your email list.  Building your opt-in email list, hands free!

Anyone can create a beautiful website, slap buttons on it and call it “lead gen.”

A website without the ability to be used as a sales funnel is just jewelry.  Pretty to look at, but not useful.
