When it comes to marketing commercial properties, there are a few key strategies and techniques that can help you stand out and attract potential buyers or tenants. Let’s take a closer look at some of these marketing tactics:

#1 Online Listings.

The greatest key to commercial property marketing is ensuring your properties are on popular commercial real estate websites, such as LoopNet, CoStar, CREXi, etc. to reach your target audience. Include high-quality photos, detailed descriptions, and relevant content to showcase the property’s features and potential.

#2 Listing Brochures / OMs.

If you want to impress other property owners who are searching the online databases for properties, ensure your listing brochures are modern and well designed. People searching the internet are checking out your company branding so make sure you’re showing up with professionalism. Need help with brochures? #3 Press Releases.

You can easily get into most real estate trade journals for free. Find your local CCIMNAIOPNREI, and real estate specialists in local newspapers. At the bottom of each section there is usually a way to get in contact with the editor of that segment. You can send your company news, listings and recent sold / leased deals for posting in these publications. Or if you want to cast a wider net, use a service like EIN Presswire to post your listings across the USA for a reasonable fee.

#4 Signage.

Don’t underestimate the power of physical signage. Place branded, eye-catching signs on the property, displaying contact information and key details. This can attract local businesses or individuals who might not be actively searching online.

#5 Professional Photography.

Invest in professional photography to capture the space in its best light. If it’s a high-end property, consider using aerial photography or drone footage to highlight the property’s location and surroundings.

#6 Email Marketing.

I know plenty of agents and brokerages that skip the newsletter and only send out a list of their new listings, and what’s been recently leased or sold. Even simple email marketing keeps your properties top of mind for potential buyers or tenants.

#7 Mass Email Marketing.

Increasing in importance for a commercial real estate marketing strategy, mass email is gaining traction. Get your properties in front of 100k+ people in one-shot mass email marketing campaign with Big Boys Blast, Property Campaign, Property Send and Property Blast.

#8 Virtual Tours and 3D Walkthroughs.

In today’s fast-paced world, people want convenience and efficiency. Consider offering virtual tours or 3Dwalkthroughs of your commercial properties. This allows potential buyers and tenants to get a realistic sense of the space without having to physically visit the property. Virtual tour companies are available locally and usually have reasonable rates. You can also do this yourself with your cell phone camera, simply walking through the property and place it on social media. A little video marketing can bring in lots of leads!

#9 Unique Selling Proposition.

Identify the unique selling points of your commercial properties and emphasize them in your marketing materials. Whether it’s a prime location, state-of-the-art facilities, or unique amenities, highlight what sets your properties apart from the competition.

If you’re a commercial real estate agent or broker looking to stand out in the market, consider implementing these key strategies and techniques to effectively market your properties.

If you’re ready to start working on your sales funnel to get more properties in your pipeline, the first step is getting a website.  Can’t bring in deals if no one knows what you do!

Anyone can create a pretty website, slap buttons on it and claim it’s “lead gen.”

I’m the only one offering the Sales Funnel Masterclass to give you strategies on how to drive traffic to your website, create lead magnets that work, and nurture your leads so you can bring in more sales.

A website without the ability to generate and nurture leads is jewelry.  It’s nice, but not useful.

Without a sales funnel, you won’t get long lasting results, period.
