In today’s digital age, having a strong online marketing strategy is essential for getting business in commercial real estate. It allows you to reach a wider audience and attract potential buyers or tenants and stand-out from the competition. Here are some tips to help you create a strong online presence:

#1 Invest in a professional website.

A well-designed and user-friendly website is a must. It should showcase your listings, provide detailed information about the properties, and make it easy for visitors to contact you. Consider getting a lead generating website to maximize your online presence.

#2 Optimize for search engines.

To increase your visibility online, you need to optimize your website for search engines. Attract more keywords with a blog to allow your websites to show up on keyword strings it wouldn’t normally. For instance, a blog article “How to Find Leases in [segment]” will bring in traffic for that particular client.

#3 Utilize social media platforms.

Social media can be a powerful tool for promoting your properties and engaging with your target audience. I suggest only working on one platform, like YouTube, LinkedIn, Facebook, or Twitter, and regularly post updates about new listings, market trends, and industry insights. When you focus on one, you can devote more time to making engaging posts without spreading yourself thin. Don’t forget to include high-quality visuals and encourage interaction by responding to comments and messages.

#4 Invest in high-quality visuals.

Visuals play a crucial role in attracting potential buyers or tenants. Hire a professional photographer and / or videographer to capture high-quality images and videos of your properties. These visuals not only showcase the properties in the best light but also help build trust and credibility with your audience and current clients.

#5 Leverage email marketing.

Email marketing is a powerful tool to stay in touch with your audience and keep them informed about new listings, market trends, and industry updates. Build an email list of property owners or tenants and send out regular newsletters or other updates to keep them engaged. Make sure to provide valuable content and avoid spamming their inboxes.

#6 Network and collaborate.

Building relationships within the commercial real estate industry is crucial. Attend industry events, join professional organizations, and network with other agents and brokers.

#7 Property marketing.

Creating marketing goals for your properties will show your potential clients that you’re serious about getting their properties leased or sold. Create a property marketing flyer that owners would love to see branding their own property. When you give your properties your A-game, new clients take notice. Need new flyers? Branding Hero has all the marketing materials you need.

#8 Property websites.

If your area is having a particularly difficult time moving properties, consider creating a website or a webpage on your site for your properties. This can be done with the commercial real estate listing plugin we have available, or you could create a new page for each listing you have. Again, showcasing your properties will prove to ideal clients that you’re ready to work to get their building sold or leased quickly.

#9 Property listing page.

What should you put on your property listing website or page? Property description, high quality photos, bullet points, interactive map, location highlights, and any kind of researching materials like demographics, proforma, tenant list, etc.

#10 Video marketing.

You don’t have to get fancy with your video marketing, you can start with a simple walkthrough of your property with your cell phone camera. Addons like drone videography are great for high-end properties. If you’re doing video marketing for your business, a web cam + YouTube will do wonders when attracting new leads.

#11 Company news.

Having a company news section on your website can be a powerful tool for attracting new clients in the commercial real estate industry. By regularly updating this section with relevant and informative content, you can showcase your expertise and establish yourself as a trusted source of information.

Remember, marketing commercial real estate requires a combination of different strategies. By engaging in key strategies, you can increase your chances of attracting potential buyers or tenants and closing successful deals for your acquisition, disposition or leasing firm.
