If you’ve gone to the planning and development office and they gave you a “nope” on a rezone, OR your client has decided against the rezoning process, here are some creative ideas on how to use an office space without much investment on your client’s part.

 

Co-working Space. Convert the office into a co-working space, providing shared workstations and facilities for freelancers, entrepreneurs, and remote workers. This can create a community and generate rental income.  You can start with open cubicles and work your way up to locked offices as people start leasing.

 

Training or Workshop Center. Set up the office as a training or workshop center where people can rent rooms to film or provide in-person courses, seminars, and workshops on various topics. Collaborate with industry experts or trainers to deliver specialized programs.

 

Pop-up Retail or Showroom. Convert the office into a temporary retail space or showroom, allowing businesses to showcase and sell their products. This can be an excellent opportunity for local artisans, designers, or emerging brands.  Providing weekend events to local businesses would be a great way to start.

 

Event Venue. Utilize the office space as an event venue for conferences, seminars, workshops, or networking events. Partner with event organizers or offer in-house event management services. You can find local businesses at the Better Business Bureau.

 

Fitness Studio. Transform the office into a fitness studio or gym, offering classes like yoga, Pilates, martial arts, or high-intensity workouts.

 

Art Gallery or Exhibition Space. Use the empty space to display artwork, host exhibitions, or promote local artists. Collaborate with art organizations or curators to curate regular shows.

 

Writers Hub. Create a writer’s hub by partnering with local clubs or groups and offering them office space with other writers. Encourage collaboration, networking, and the exchange of ideas.

 

Virtual Office Services. Provide virtual office services, including mail handling, call forwarding, and meeting room rentals. This can cater to individuals or businesses needing a professional address and occasional office facilities.  Many offices are going virtual and realizing they need a physical address to keep on Google My Business listings, so virtual offices are becoming more prevalent.

 

Religious Services. To convert office space into a church space, start by assessing the space’s suitability for worship activities, including its size, layout, and zoning regulations. Obtain necessary permits and permissions, make structural modifications if needed.  Depending on your zoning, this might be as simple as adding lighting, sound, and chairs.  Ensure there will be enough parking if they want to use the office space every day, not just Sunday.

 

Remember to research the market demand and adapt the space to suit the intended businesses.  Flexibility and customization are key to successfully repurposing empty office space.
