To advertise your commercial real estate listings effectively and stand out from the competition, consider these creative strategies.

#1 High-Quality Photography and Videography. You don’t have to invest in professional photography and videography. Consider buying a nice camera in lieu of your phone. High-quality visuals can capture the attention of potential buyers or tenants and generate more interest in your listings. For high-end properties, you can step-it-up with drone footage or virtual tours to provide an immersive experience and highlight unique features.

#2 3D Virtual Tours. Create interactive 3D virtual tours of your properties using specialized software or platforms. Don’t get concerned that you’ll need a programmer and designer to do this for you.  There are plenty of local 3D Virtual Tour companies that offer this service at a reasonable price.

#3 Email Marketing. Build an email list of potential clients and industry contacts, and regularly send out newsletters and / or property updates. Customize your emails based on the specific needs and preferences of each recipient. For extra points, include images, property details, and links to dedicated landing pages or virtual tours.

#4 Targeted Direct Mail Campaigns. Send targeted, direct mail campaigns to potential clients in your market. Create eye-catching brochures, postcards, or flyers that highlight your listings’ key features and benefits. Consider including QR codes or unique URLs to drive recipients to dedicated landing pages or virtual tours for more information.  You don’t have to break the bank and create fancy postcards.  A simple sales letter, property brochure, and standard letter with stamp will do the trick.

#5 Content Marketing. Establish yourself as an industry expert by creating valuable content related to commercial real estate. Start a blog on your website and regularly publish articles on relevant topics such as market trends, investment strategies, property management tips, or industry insights. Share your content through social media, email newsletters, and industry forums to attract potential clients and establish credibility.

#6 Local Sponsorships and Events. Sponsor local events to increase your visibility and build relationships with potential clients. Look for opportunities to sponsor industry conferences, trade shows, charity events, or networking functions. This can help position you as a trusted expert in the local commercial real estate market.

#7 Online Listing Platforms and Marketplaces. Utilize online listing platforms and marketplaces specific to commercial real estate, such as LoopNet, CoStar, or Real Capital Markets. Optimize your listings with detailed descriptions, professional photos, and relevant keywords. Make sure to respond promptly to inquiries and provide additional information when requested.

Remember to maintain consistent branding across all your advertising channels and tailor your approach to the target audience for each property. Continuously track and analyze the effectiveness of your advertising strategies to optimize your efforts and generate better results.

We have two options to make your listings available on your website:

#1 IDX integration.  This will link to a database of your choosing (LoopLink, Buildout, etc.) and will showcase your listings in real-time.

#2 CRE Plugin.  If an IDX isn’t in your budget, we have a listings plugin specifically created for commercial real estate.  Add listings directly onto your website and skip the IDX fees.

Offering you different options to showcase your listings on your website is just another way, I’m taking the “broke” out of commercial real estate brokerage.
