#1 Your Website.

Imagine your website as your online home. It’s where people get to know you and your fantastic properties and services. Make it friendly, share exciting stuff about your work, and make sure folks can easily reach out to you.

 

#2 Social Media Fun.

The best thing about social media is you don’t need to be active on ALL of them to make a big impact.  Choose one platform that best suits your interests, like Facebook, Instagram, YouTube, LinkedIn or others. And share your stories, post pictures of your properties, and chat with your potential clients.

 

#3 Local Search Magic.

You want to setup your local SEO to ensure you’re popping up when people are searching for “commercial real estate in [your city].”  Sign up for Yelp and Google My Business to ensure your website shows at the top of local search results so people nearby can find you easily.

 

#4 Storytime – Content is King.

Sharing stories can be fun! Write short stories, or blogs, about what’s happening in the commercial real estate market. It could be about market trends, new properties, what’s recently sold or leased, or even educational tips for your target market. People love a good story, and building stories builds brand awareness and trust.

 

#5 Emails.

The average potential client needs at least 5 touch points before they become ready to sign.  Since few of us have that kind of time available for phone calls, updating your audience with regular emails is much more time effective.  Start a newsletter and share interesting facts, new properties, and even some exclusive tips.  In no time, you’ll have more clients lining up since you’re following up regularly.

 

#6 Picture Perfect – Great Snaps.

Make sure your properties have awesome photos and virtual tours. It’s important for your clients to see you showing off your properties in the best light possible.  This leads me to your agent photo as well.  You don’t have to suffer with poorly lit selfies.  Go to the photography place in the mall (do they still have those?) or look around for a photography studio who does headshots.  A great headshot will show your potential clients you care about your brand and likeness enough to have photos professionally done.

 

#7 Ads Away – Be a Commercial Real Estate Star.

SEO has become increasingly difficult to rank consistently.  This is because everyone’s search algorithm is now based on their own preferences and past search history.  For instance, you and your cube-farm neighbor can look for the same keyword string and get different results.  To rank consistently in a keyword, it’s looking like Google Keyword Ads are going to be the only way to do this consistently.  But, before you spend money on ads, sign up for Yelp and Google My Business to ensure you are showing up in local searches.

 

#8 Mobile Friendly – Anytime, Anywhere.

Make sure your website functions on phones, tablets, laptops, and desktops. A website that is not responsive for different devices will bring your rankings down in search results significantly.

 

#9 Check the Stats – Be a Detective.

Use tools like Google Analytics to see how many people visit your website and like your posts. It’s like being a detective and figuring out what people like. When you take the time to research what do well, you can 10X it and get more clients!  The fun thing about marketing is you only have to be good at ONE thing and 10X it.  But you first have to find out what that one thing is that brings in the most and best clients.

 

#10 Join a Network.

Team up with others in commercial real estate! Join groups online, share your thoughts, ask questions, and make new real estate friends. Search on Facebook and LinkedIn for commercial real estate investment groups to join.
