Let’s breakdown what exactly we need to get started.

#1 Start with a Lead Magnet (Sales Vehicle)

A lead magnet (for those of you who are my age, we used to call them “sales vehicles”) can be anything you give away for free to get someone to contact you. Lead magnets can be a free consultation, eBook, checklist, cheat sheet, workshop, slide deck, online course, assessment, etc. The sky is the limit!

How to Create an Effective Lead Magnet.

Your clients have objections. What are the most common ones?

“There are no good deals in anymore.”

Create a map with highlighted neighborhoods and make a pop out of some comps of what’s sold / leased in the area. Your goal is to prove there are good deals in THESE areas.

“It’s not a good time to sell property.”

Create an eBook on how a sale/leaseback, off-market sale, or 1031 exchange might be the answer (or whatever service works best in your area). Add a checklist so they can make sure they have everything ready for a fast transaction.

“It’s not a good time to buy property.”

Create a video series or pitch deck on how to evaluate the purpose, location, condition, and projected growth of a property. Add a Google Sheets document on how they can calculate profit potential.

#2 Distribute your Lead Magnet to Warm Audiences

Don’t over think it, just try it.

People get in their own heads about lead magnets. They’ll spend time wondering if what they created will work, only to shove them away, never actually putting the lead magnet to the test.

You won’t know if your lead magnet works if you NEVER try it!

Start small with current clients.

Send an email to your network of current clients and prospects, offering your lead magnet. Don’t attach it to the email, ask them to reply or call for the resource. You’re testing engagement.

If you get 10% or more, give yourself a high-five. Your first draft is working!

Listen to any follow up questions after distributing the lead magnet.

If you’re hearing objections on top of the lead magnet, think about ways to solve those new objections with either, adding info to the current lead magnet or creating another lead magnet.

You can bundle together multiple lead magnets to create an amazing, free offer.

#3 Distribute your Lead Magnet to Cold Audiences

Cold audiences are different than warm.

Cold leads are notoriously hard to convert into sales, so don’t expect the same open rates or request percentages that you had in your warm audience tests. It’ll likely be a tenth of those numbers.

Distribution ideas

You can offer your lead magnet in calls, emails, text messages, social media posts, direct messages on social media, networking, etc. Ask them to contact you for access to the lead magnet to get a conversation started.

#4 Build a Sales Funnel with your Lead Magnet

Let’s talk about how you can scale your lead generation by using your lead magnet.

Note, you’ll need a website to build a 24/7 lead funnel.

  1. Build a landing page for your lead magnet (or bundle of lead magnets).
  2. Build a “thank you” page where your lead can download all the lead magnets.
  3. Build a contact form that will send people to the “thank you” page and place it on your landing page.
  4. Connect that contact form to a system like Mailchimp that will automatically send a series of welcome emails and add the contact to your newsletter.
  5. Keep in touch with your lead overtime with a newsletter to ensure you’re top-of-mind when they are ready to buy.

Get a Lead Generating Website Done for You

If you’re ready to start working on a sales funnel, the first step is getting a website.  Can’t scale without landing pages and integrations!

Anyone can create a pretty website, slap buttons on it and claim it’s “lead gen.”

I’m the only one offering the Sales Funnel Masterclasses to give you strategies on how to drive traffic to your website, create lead magnets that work, and nurture your leads so you can bring in more sales.

A website without the ability to generate and nurture leads is jewelry.  It’s nice, but not useful.
